Description

For more than a century, ''B Haus Resort'' has been a place where life slows down, guests reconnect, and celebrations unfold across the rolling foothills of the Catskills. Generations have vacationed here, celebrated here, and memories have been made on these 34+ acres of meadows, woodlands, and creekside beauty. Now, for the first time in its 100+ year history, this iconic family-run property is being offered for sale -- a rare opportunity to acquire a turn-key Catskills resort with exceptional lifestyle appeal and extraordinary future potential. Currently operating as a seasonal resort, the ''B Haus'' offers a charming lodging village with 64 guest rooms and 68 bathrooms spread across four hotel-style buildings, four motel-style buildings, along with additional structures that preserve the nostalgic Catskills experience. Inside, guests enjoy updated bathrooms, flat-screen TVs in every room, refreshed beds, and three full sets of bedding for every room, ensuring seamless turnover and comfort. The grounds unfold like a classic Catskills retreat. Nature trails wind through the woods, open fields invite impromptu games of soccer, and the waterfront along Basic Creek offers quiet moments of reflection. The centerpiece is the Olympic-sized swimming pool, surrounded by sunny lounging areas. Some guests can enjoy two playgrounds, while others gravitate toward the tennis/pickle ball court that's been freshly re-coated in August 2025; along with shuffleboard, bocce, ping pong, and open green space. Two ponds add to the natural rhythm of the property - one is half an acre and 8 to 10 feet deep, the other a quarter of an acre and 3 to 4 feet deep is ideal for fishing, reflection, or photography. The landscape lends itself beautifully to wellness programming, making the ''B Haus Resort'' a prime candidate for a future spa or holistic retreat, with endless possibilities for waterside massage cabanas, yoga platforms, or nature-inspired treatment spaces. At the heart of the resort are two dining areas with seating capacity for 200 guests, supported by two commercial kitchens with stoves and ovens only two years old. The property includes dishware service for 200, making large-scale events effortless. A welcoming bar anchors the social scene, and the resort's long history as a wedding venue - more than a century of celebrations - speaks to its enduring charm. With its acreage, infrastructure, and setting, the property offers significant opportunity to expand weddings and events, from enhanced outdoor venues to waterfront ceremony spaces. Operationally, ''B Haus Resort'' is exceptionally well-maintained and truly turn-key. Roofs are up to date, guest laundry includes 2 washers and 3 dryers, and the property is supported by 5 wells (3 registered with the DOH), 13 septic tanks, and 7 leach fields - a robust infrastructure rarely found at this scale. The resort enjoys a loyal following with remarkable performance: fully booked in 2026 and almost fully booked for 2027, underscoring its reputation and strong foundation for future growth. Whether reimagined as a modern hospitality retreat, a wellness sanctuary, an expanded event destination, or a revitalized Catskills getaway, the ''B Haus Resort'' offers history, beauty, and boundless potential. A turn-key legacy property ready for its next steward - someone who sees not just what it has been, but what it can become.
