354 Main Street

Description

354 Main Street, Poughkeepsie, presents an exceptional value-add investment opportunity characterized by immediate operational cash flow paired with substantial equity-building upside. Built in 1900, this three-story mixed-use brick structure encompasses approximately 7,800 square feet of total space situated on a compact 0.07-acre parcel, delivering significant presence within a high-density urban district. The property is currently configured into two distinct functional units, establishing a versatile framework for real estate developers, investors, or owner-operators looking to capitalize on Poughkeepsie's ongoing downtown revitalization and strong demand for modernized commercial and residential inventory. The ground-floor unit is currently occupied by an established medical practice operating under a flexible month-to-month lease agreement. This existing tenancy provides a valuable holding income stream from day one while affording a incoming owner complete strategic flexibility. A buyer can elect to retain the current tenant under a renegotiated long-term commercial lease, adjust rental rates to current market levels, or re-occupy the high-visibility street-level footprint for their own commercial enterprise. High foot traffic counts, strong vehicle exposure, direct storefront access, and surrounding civic institutions ensure long-term commercial viability for this lower level. Spanning the entire second and third floors, the upper unit comprises an expansive, light-filled, time capsule of a space. Featuring high ceilings, historic structural character, and generous proportions, this area serves as a blank canvas ready for a full custom buildout tailored to a buyer's specific investment goals. Under municipal zoning guidelines, the upper floors offer two clear development trajectories: a multi-unit residential conversion—transforming the raw square footage into high-end rental apartments or a spacious live-work duplex—or a commercial expansion to house executive office suites, professional services, creative studios, or wellness facilities. Offered strictly in as-is condition, 354 Main Street requires a comprehensive interior and exterior aesthetic overhaul. Investors can force substantial forced equity appreciation by modernizing the building’s exterior facade, updating window assemblies, and upgrading common building systems and mechanicals. Elevating the property's curb appeal along Main Street will directly enhance tenant recruitment and maximize overall capitalization rates. Location is a central asset for this parcel. Situated within minutes of the Poughkeepsie Metro-North and Amtrak train station, the property offers direct transit access to New York City and Albany. Furthermore, its immediate proximity to Mid-Hudson Regional Hospital, Vassar Brothers Medical Center, local municipal offices, and higher education institutions like Vassar College and Dutchess Community College guarantees a consistent pool of prospective commercial and residential tenants. With its established ground-floor income, expansive raw upper floors, and prime arterial location, 354 Main Street represents a premier rehabilitation project ready for immediate transformation.
