The thing that stops most people from building is never the house. It is the year that comes before it, the soil testing and the septic engineering and the permitting, all of it paid for months before anyone can tell you whether the answer is yes. Black Rock Forest and the Hudson River waterfront in Cornwall-on-Hudson are both about 15 minutes, and Woodbury Common is close enough to be convenient and far enough to be forgettable. This is also the Cornwall Central School District, which is the reason land in this pocket almost never comes up and disappears fast when it does. That alone puts a floor under what you build here. The rest is easy. Municipal water at the road takes well drilling and water testing off your list completely. Electricity is available at the street. The Salisbury Mills-Cornwall station on the Port Jervis line is roughly 10 minutes out, and Manhattan is about 55 miles south, so none of this costs you your connection to the city. Buying land usually means buying a question mark and hoping the engineering comes back in your favor. This is the other version, where the plan is drawn, the tests are passed, the water is at the road, and the only decision left is the one you actually wanted to make. Walk it once and you will already know where the porch goes and which way it faces.
