225 Rector Place

Description

Residence 9T at 225 Rector Place is a well-proportioned one-bedroom, one-bath home spanning 763 square feet, with northeast-facing exposures that frame one of downtown Manhattan's most iconic and dynamic views — the Santiago Calatrava-designed Oculus and the skyline surrounding the World Trade Center and Freedom Tower. The living room is generous — large enough to define distinct seating and dining areas without compromise. Natural light pours in from the northeast throughout the morning and well into the afternoon, casting a clean, bright quality throughout the space. The dining area flows naturally off the living room, making the layout feel cohesive. The kitchen is outfitted with sleek, flat-front cabinetry in a warm taupe finish, white quartz countertops, a professional stainless steel gas range, and a panel-ready refrigerator — a clean, modern aesthetic that feels both refined and functional. A breakfast bar with marble detailing opens directly to the living room, creating an effortless flow perfect for everyday living and entertaining alike. The king-size bedroom is a standout feature of this home. Rarely does a one-bedroom in downtown Manhattan offer this kind of square footage in the sleeping quarters — there's genuine room to breathe, with space for a king bed, nightstands, a dresser, and more. A large closet is already built in, adding the kind of everyday storage that makes city living feel effortless. The full bath sits between the bedroom and the entry corridor and includes a soaking tub — a quiet luxury that the floor plan handles with a thoughtful, tucked layout. 225 Rector Place is a full-service condominium with a 24-hour doorman and concierge, a well-equipped fitness center, an indoor swimming pool for year-round laps or a relaxing swim, a residents' lounge, a children's playroom, and on-site laundry. The building's crown jewel is its landscaped rooftop terrace. Lounge chairs and open-air dining tables look out across the Hudson River and New York Harbor to Lady Liberty herself. It's an unforgettable setting for morning coffee, sunset cocktails, or a quiet afternoon in the sun. Monthly carrying costs for Residence 9T are as follows: common charges of $894.06, a Real Estate Tax PILOT of $1,082.22, ground rent of $297.97, and a civic fee of $56.31 — for a total monthly obligation of approximately $2,330.56. As with all Battery Park City condominiums, the building sits on land governed by the Battery Park City Authority master lease, which runs through 2119 — providing well over nine decades of remaining term, a timeline that comfortably spans multiple generations of ownership. The neighborhood offers a rare combination of calm and connectivity. The Esplanade is steps away for morning runs or evening walks along the waterfront, while Brookfield Place and the Westfield World Trade Center put world-class dining and retail within easy reach. Transportation couldn't be easier. The 1, R/W, 4/5, and PATH trains are all nearby, with ferry service adding yet another option for commuters and weekend explorers alike.
